Home and estate cleanouts in Charlottesville
A full house, cleared room by room, with every item assigned before it leaves.
A home or estate cleanout is the whole property: bedrooms, kitchen, attic, basement, garage, and whatever the outbuildings have been holding. It is usually on a clock — a death, a downsize, a listing date, or an executor who lives somewhere else.
The work starts with a walkthrough and a sort, not a truck. What the family is keeping gets packed and moved, or stored until you're ready. What can be sold goes to an in-home or online sale. Usable goods go to Goodwill and the Habitat Store. Recycling goes to the McIntire Recycling Center. What is left is hauled with Cville Junk Removal and disposed of through the Rivanna Solid Waste Authority.
How it works
- 1
Walk the property in person or by video, and mark what the family already knows it wants to keep.
- 2
Sort everything else into sell, donate, recycle, and dispose before anything is loaded.
- 3
Pack or set aside keepers. Run the sale if the contents warrant one. Deliver donations to Goodwill and the Habitat Store, and take recycling to McIntire.
- 4
Cville Junk Removal hauls what remains. Disposal goes through the Rivanna Solid Waste Authority. The house is left broom-clean.
Home / Estate Cleanout questions
- Do we have to be there the whole time?
- Not once keepers are marked and access is arranged. Many out-of-town executors leave a lockbox code and review photos as the rooms empty.
- Can you work with a realtor or estate attorney?
- Yes. Timing is often set by a listing agent, a property manager, or an executor, especially when family lives out of the area.
- What if we're not sure what should be sold?
- That is what the walkthrough is for. Questionable pieces are set aside, then routed to an in-home sale, an online sale, or donation — not guessed from the curb.
- Can keepers be stored instead of moved the same day?
- Yes. Items the family is keeping can be packed and moved, or stored until you're ready for them.
