Estate inventory services in Charlottesville
A written record of what is in the house, sorted by what should happen to it.
Executors, siblings in other states, and attorneys often need a list before they need a truck. An estate inventory walks the property and records what is there, room by room, in the same categories used for the cleanout: keep, sell, donate, recycle, and dispose.
This is a working inventory for decisions and for the people who cannot be in the house. It is not a licensed appraisal and it does not assign insurance values. If the estate needs a formal valuation, bring that specialist in. The inventory tells you what is in each room and which pile it belongs in.
How it works
- 1
Walk the house with the person responsible, or by video with an executor on the phone.
- 2
Record contents by room and assign each group a category.
- 3
Set aside documents, jewelry, and anything that should not be sold or donated.
- 4
Hand the inventory to the family. The cleanout or the sale can be scheduled from it.
Estate Inventory Services questions
- Is this an appraisal?
- No. It is a room-by-room list grouped by what should happen next. A licensed appraisal is a different service, and we will work around one if you have it.
- Who is an inventory for?
- Executors, out-of-town siblings, and anyone who needs to agree on the house before it is cleared. It is also the right first step when no one is sure what is worth selling.
- Can the cleanout happen the same day?
- On a smaller property, sometimes. On a full house, the inventory usually comes first so the family can answer questions before anything leaves.
- Will you photograph the rooms?
- Yes, when family cannot be there. Photos stay with the inventory. They are not used as marketing.
